Calls During Office Hours
Our office is open from 8:00 AM to 5:00 PM, Monday through Friday. We make every effort to answer you call during normal business hours. However, if we are with another Resident at the time of your call, please feel free to leave a detailed message and we will get back to you as soon as possible.
Emergency or After Hours
If you experience a maintenance issue after hours, please submit an online work order or call our 24-Hour Maintenance Line and leave a detailed message. In case of an emergency, please call 911 in addition to submitting an online work order. We consider an emergency to be fire, flood, gas leak, sewer back up, A/C or heating issues during extreme temperatures. All other non-emergency calls made after hours will be answered the following business day.
We prefer that all work orders be submitted online through your Resident Portal so that it is automatically logged on your account and you can check the status of the request. If you do not have access to a computer, then you may also call our 24-Hour Maintenance Line as outlined in your lease agreement. We will make every effort to contact you the same day of your request.
Rent and/or Other Payments
All payments should be made out to Trustworth Properties, LLC and can be accepted by mail (PO Box 14588, Richmond, VA 23221), dropping off at our office (1806 Summit Ave Ste 300, Richmond, VA 23230) or made online through your Resident Portal.
Once the approval process is complete, a Security Deposit equal to one month’s rent is required to take an apartment or house off of the market. You are committed to the apartment/house at that time and agree to forfeit the deposit if it is not ultimately rented by you. At the end of your Tenancy with us, you will receive your deposit less any reasonable deductions to repair damages, for additional cleaning (if necessary) or for the removal of trash found after moving out and not previously documented on the Move-in Inspection Report. This deposit will be returned within 45 days from the termination of the lease agreement along with an explanation of the repairs made.
There are currently no pets allowed at any of our properties.
You are able to move in at 12:00PM (Noon) on the day your lease begins. It may be possible to schedule the move-in a few days earlier if required and if the property is available and “move-in” ready, so make sure to check with the front office during your lease signing. We will do our very best to accommodate you but please be advised that we cannot guarantee an early move-in. Before we can provide you with keys, we must have a signed lease, cosigner agreement (if applicable), security deposit and first month’s rent paid, any other pertinent documentation required and utilities must be scheduled to be connected into your name. Management will submit to you a Move-In inspection report at the lease signing meeting itemizing any damages to the dwelling unit existing at the time of your occupancy, which record shall be deemed correct unless you object to this report in writing within 5 days after you take possession. In addition, a Move-Out Cost Sheet will also be provided to you at your lease signing meeting. This will provide you with minimum estimates of what certain repairs would cost you and what may be deducted from your security deposit if damages are found after you vacate. Please Note: Estimates are minimum costs and subject to change depending on inflation and other factors outside of the Owner/Agent’s control.
You have until 12:00PM (Noon) on the end date of your lease to move out. Please be aware that if you are not completely moved out by 12:00PM (Noon) on your lease end date then you will be assessed a hold over fee. Please contact our office if you are planning on moving out ahead of schedule to arrange for the utilities to be transferred out of your name and avoid being charged any unnecessary fees from the utility companies. We will be happy to schedule a “pre” move out inspection meeting with you to review what items would need to be addressed prior to vacating. This is not mandatory but highly recommended as it will help to ensure you receive your full security deposit back when you vacate.
Our Residents do not have the ability to sublet their apartments. In addition, there is no early termination clause should you need to break your lease prior to your end date. However, please contact our office at (804) 358-0538 so that we can discuss any other available options with you, should you need to terminate your tenancy ahead of time.

Please note that some of our apartment buildings already offer internet service for a small fee each month, so check with us before adding internet service to your phone service.
